We are empaneled with few banks and HFCs to undertake Due Diligence, TSR and Non-Encumbrance Report to facilitate our clients carry out risk free transactions in real estate domain. Due diligence is conducted primarily to ascertain and to verify the ownership of title over the property and any encumbrances thereon, so as to protect against pre-existing claims over the property after sale or transfer of ownership of property. The primary objective of a due diligence is therefore to gather information, carry out extensive search of ownership documents and provide report to the interested party.

 

Encumbrance certificate is an evidence of ownership which certifies that the title of property of clear and the property is free from all encumbrances such as mortgage, loan, claim etc. however, such transactions should have been done through registered document. This certificate provided that the property is defect free and has a clear and marketable title whose ownership can be freely transferable.

 

A title search is the resulting document of ownership or lien research of a real estate. An expert will retrieve the records on a property, such as transfers, liens, mortgages and other registered information. This will be compiled into a report, namely Title Search Report or TSR and this report can be used to understand the status of the property.
